| Traffic Counts: | The TxDOT 2001 Traffic Study indicates +/- 28,000 vehicles per day on Manchaca Road at Dittmar Road and +/- 8,000 vehicles per day on Dittmar Road at Manchaca Road. The 2001 figures are nearly double those of the 1997 Traffic Study. Moreover, the 2001 figures are estimated to have increased by 6 to 8 percent over past two years indicating a combined traffic count of nearly 40,000 vehicles per day at the intersection of Manchaca and Dittmar. Also, the City of Austin is currently widening Dittmar east of Manchaca which will further increase traffic counts on this roadway. |

The subject site contains approximately 7.3 acres. It is zoned retail (LR-CO). The subject site currently consists of a single legal parcel with two separate tracts divided by Pannier Lane. The northern tract contains approximately 5.85 acres and the southern tract contains approximately 1.45 acres. See Survey Map.
1) Northern Tract (5.85 acres) is irregular in shape and it is bounded by Dittmar Road (+/- 998') on the north, Manchaca Road (+/- 324') on the west, and Pannier Lane (+/- 249') on the south. A tract with +/- 2.0 acres and frontage on three roadways could be subdivided out of this tract. This roughly rectangular tract would have +/- 324' frontage on Manchaca on the west, +/- 260' frontage on Dittmar Road on the north and +/- 249' frontage on Pannier Lane on the south. The asking price for this 2-acre tract is $12.00/sf. The asking price for the remainder of the northern tract (+/- 3.85 acres) is negotiable.

Southern Tract (1.45 acres) is located just south of the tract described above.
It is essentially rectangular in shape and
it is bounded by Manchaca Road (+/- 210') on the west, and Pannier Lane (+/-
249') on the north. Asking Price: $12.00/sf
The price for the entire 7.3 acres is very negotiable. The asking price of
$12.00/sf above refers to the prime corners. However, any and all offers are
welcome.
Roadway Information
Manchaca Road is a major north-south, five-lane roadway with center lane and no median divider at the subject’s location. Manchaca Road between Mathews Lane and Slaughter Lane is unusually wide for a roadway with only five lanes. Dittmar Road has become a major east-west artery connecting Manchaca Road with South Congress Avenue to the east. The area's rapid growth over the past five years has increased traffic volumes tremendously such that the City of Austin is currently widening Dittmar Road at the subject's location. Dittmar Road currently is a two-lane, two-way roadway. When the expansion is completed, it will have three westbound lanes and two eastbound lanes from Manchaca Road to South 1st Street or roughly 7,700 feet. The project is scheduled for completion by July 22, 2004. Pannier Lane is a new roadway providing access to the newly developed residential subdivision located to the subject's immediate east. Full utility services are available to the subject tracts. See map below showing water distribution lines and wastewater collectors.
Manchaca
Road between William Cannon Drive and Slaughter Lane is rapidly being built out.
Several new residential subdivisions and apartment complexes have been built in
the immediate area. Grand Oaks (Phase 1) is a new Milburn Homes
subdivision that wraps the northwest corner of Manchaca Road and Davis Lane. It
is noted that Dittmar Road becomes Davis Lane west of Manchaca Road. It is
emphasized that traffic counts at the subject's location have doubled since 1997
and this high-growth trend is projected to continue as proposed subdivisions
apartment projects come on line.
The HEB anchored Tanglewood Shopping Center is located approximately one mile
south of the subject in the northwest quadrant of Slaughter Lane and Manchaca
Road. Additional land uses at or near that intersection include McDonald's,
Burger King, Sonic Drive-In, Popeye's Chicken, Taco Cabana, newly built
self-storage project, Walgreen's, Hollywood Video, Blockbuster Video, AutoZone,
O'Reily's Auto Parts, newly built 9-bay car wash facility, Albertson's anchored
shopping center, Discount Tire, Jiffy Lube, Bank of America, Washington Mutual,
Exxon Tiger Mart, The Money Box, Ace Hardware, Goodyear Tire and Speedy Stop
convenience store with gas pumps.
In summary, this is a high-growth area. Daily average traffic at the subject's location exceeds 40,000 vehicles and the traffic count on Slaughter Lane located one mile south of the subject exceeds 60,000. Studies conducted on Manchaca Road and Slaughter Lane by the Texas Department of Transportation show that traffic counts nearly doubled between 1997 and 2001. Wal-Mart recently announced that it plans to build two new Supercenters on Slaughter Lane. One will be located at the intersection of Slaughter Lane and IH-35 approximately 3 miles southeast of the subject and the second will be built at the intersection of Slaughter Lane and Mopac (Loop 1) about 4 miles southwest of the subject.
