Manchaca Road is a major north-south, two-way, five-lane roadway with center lane and no median divider at the subject’s location. Manchaca Road between Mathews Lane and Slaughter Lane is unusually wide for a roadway with only five lanes. Dittmar Road is located approximately one mile north of the subject and it is a heavily traveled east-west artery connecting Manchaca Road with South Congress Avenue to the east. The area's rapid growth over the past five years has increased traffic volumes tremendously such that the City of Austin is currently widening Dittmar from a two-lane roadway to a five-lane roadway. When the expansion is completed, it will have three westbound lanes and two eastbound lanes from Manchaca Road to South 1st Street or roughly 7,700 feet. The project is scheduled for completion by July 22, 2004. Slaughter Lane is located just south of the subject. It is a major east-west, six-lane, median-divided artery connecting U.S. Highway 290 to the west with IH-35 to the east. It is also the major access roadway for the large mixed-use development known as Circle C. Traffic volumes on the roadways referenced above are projected to increase greatly over the next five years.
Manchaca Road between William Cannon Drive and Slaughter Lane is rapidly being built out. Several new residential subdivisions and apartment complexes have been built in the immediate area. The HEB anchored Tanglewood Shopping Center is located just south of the subject in the northwest quadrant of Slaughter Lane and Manchaca Road. Additional land uses at or near that intersection include McDonald's, Burger King, Sonic Drive-In, Popeye's Chicken, Taco Cabana, newly built self-storage project, Walgreen's, Hollywood Video, Blockbuster Video, AutoZone, O'Reily's Auto Parts, newly built 9-bay car wash facility, Albertson's anchored shopping center, Discount Tire, Jiffy Lube, Bank of America, Washington Mutual, Exxon Tiger Mart, The Money Box, Ace Hardware, Goodyear Tire and Speedy Stop convenience store with gas pumps.
In summary, this is a high-growth area. Daily average traffic at the subject's location exceeds 34,000 vehicles and the traffic count on Slaughter Lane located just south of the subject exceeds 60,000. Studies conducted on Manchaca Road and Slaughter Lane by the Texas Department of Transportation show that traffic counts nearly doubled between 1997 and 2001. Wal-Mart recently announced that it plans to build two new Supercenters on Slaughter Lane. One will be located at the intersection of Slaughter Lane and IH-35 approximately 2 miles east of the subject and the second will be built at the intersection of Slaughter Lane and Mopac (Loop 1) about 3 miles west of the subject.
